Plans for a new Fortitude Valley office tower have been abandoned, in favour of two towers of rental units.

The owner of a long-vacant Fortitude Valley block of land has dusted off and amended an almost decade-old plan to build a residential tower, after abandoning it in 2021 in favour of an office development.

The 186 Wickham Street site has been empty for years, with W & R Property originally getting Brisbane City Council approval to build two residential towers in 2014. Then, in 2021, W & R Property cited a “shift in the demand for commercial office space within the fringe of the CBD” when it asked the council to instead approve a 30-storey commercial tower for the site.Now, the company is again chasing the market and on Thursday resubmitted its original plans — with minor changes — to construct two build-to-rent towers at the site.

The previously approved development on the site would have had 324 units and 198 hotel rooms, a total of 522. The revised application submitted this week seeks 628 units.

“Residents within the development will have the ability to travel via public transport at any time of the day to a significant portion of Brisbane,” Urbis said.
