CoreLogic data for 2024 shows house prices in Canberra are the third highest in the country, behind Sydney and Brisbane, and continue to track upwards.
The prices of units and houses in Canberra don't always follow the same trajectory, as they do in other capital cities.
But if it's an apartment or unit you're after, then Lyons in Canberra's south is the most affordable suburb, with a median value of $384,143. "An interesting feature of the Canberra market is that there's a very different dynamic between houses and units, and that's not something that you see in every capital city," said Eliza Owen, head of research at CoreLogic.
The median value of a house in Whitlam is just over a $1.1 million, but figures might be affected by the number of new houses being built.Units in Gordon were the best investment, increasing by 2.1 per cent in terms of median value.But outside the top five it's a case of which suburbs have gone down the least.
