Just one Sydney council to make big increase to housing supply in next five years | michaelkoziol
Just nine Sydney council areas are expected to build more homes in the next five years than they did in the past five – and only one by a significant number – underscoring the stubborn supply drought contributing to the city’s housing affordability crisis.
Data from the state government’s Urban Development Program shows 181,000 new dwellings were built in Greater Sydney over the past five years, led by Parramatta , Blacktown and the City of Sydney . By contrast, the number of new dwellings is forecast to fall in the City of Sydney , Bayside and Ryde , among many others. The numbers are higher under the more optimistic “high growth” scenario, but only slightly.Chris O’Dell, the director of analytics at GYDE Consulting and a former NSW planning department analyst, said the forecasts were “a little worrisome”. “You’re not seeing anywhere picking up the slack,” he said.
Labor has promised to create a National Housing Supply and Affordability Council if elected, which would set targets for land supply in consultation with the states, territories and local governments, and report to national cabinet. But Housing Industry Association boss Graham Wolfe was sceptical the government’s policy would achieve the desired outcome without separate supply measures.
NSW Planning Minister Anthony Roberts has declared building more homes is his top priority, and said earlier this month that while there was more work to do, the state was “making headway” towards housing targets.
