In addition to expanding green space and improving infrastructure, this effort promises safeguards to protect our city’s oldest working-class Hispanic neighborhoods while addressing growth and housing shortages.

That’s why I’m glad to see the community and city hang together to get this in front of the City Council — if only it’s not too late to beat the investors already moving in at lightning speed. I first wrote about the Garland Road development in April after attending a community meeting that I labeledNeighbors were outraged by the prospect of a four-story development of about 300 apartments and townhouses replacing the current Shoreline City Church on Garland just north of Easton Road.

Look at the other multifamily development that got a yes vote Thursday — about 2,000 apartments at the northwest corner of Preston and Belt Line roads that will replace 1970s-era complexes. That neighborhood too has plenty of single-family housing. Veteran plan commissioner Michael Jung, who represents this District 6 neighborhood, called this proposal “an extraordinary package of intrusion protections, far greater than seen in most cases like this.”

My hope, as I’m sure is that of plan commissioners, is that appropriate pockets of density, such as approved in these two cases, helps stretch the rubber bound of available housing to lessen the pressure elsewhere — say in west Oak Cliff — of displacement and gentrification.
