The most recent housing initiative announced by NSW Premier Dominic Perrottet must surely be based on misinformation or a misunderstanding of basic economics .
As total house supply cannot be increased overnight, why not increase the supply available to home owners at a given price point? There are no easy solutions, and the annual tax proposal can be seen as a lazy way for governments to lock in a secure income stream. If the burden on home buyers is to be lightened, perhaps consideration should be given to a tax to be paid by the vendor.That should be scaled to avoid disadvantaging vendors with shorter ownership periods, and capital gains could be used as a basis. However, it would also result in some upward pressure on property prices, at least for a while.
