Building industry opposes cap, while supporters say intense development places pressure on public services
Residential density in downtown Oceanside will be capped at a maximum of 86 units per acre under a limit approved this week by the City Council, a response to community concerns about the area's recent rapid growth and the problems that brings. High-density development strains city services, brings traffic congestion and air pollution, and reduces the overall quality of life, said supporters of the cap.
'There's a waiting list 12 to 15 years long for subsidized housing ... people are desperate.' The shortage increases the demand for available homes and sends costs up sharply, she said. 'Today's proposed density cap is the exact opposite of smart growth,' she said, because it discourages infill construction where services such as public transit already exist. 'No one wants sprawl, we just need more homes,' Gbeh said.
