No sooner than a for sale sign goes up, an under offer sticker appears, but one agent says Perth sellers could be missing out on a higher profit by selling too quickly.
Houses in Perth took only eight days to sell in October, a new record and nearly twice as fast as the 15 days average recorded at the same time last year.
But Realmark managing director John Percudani said while house prices in Perth and WA were at all-time highs, money was still arguably being left on the table if sellers accepted an offer too quickly. Adding to this, the rental vacancy rate is at a historic low of 0.7 per cent, with just 1708 houses and units available to rent.Percudani said the combination of low listing volume, strong demand and the tight rental market may mean those looking to buy subject to the sale of another property were having their offers discounted by sellers or were failing to bring an offer to the table entirely.
Capita finance general manager Brad Driffill said short-term finance options could allow sellers to finance the acquisition of a second property while affording the opportunity to sell the current one, even if a mortgage is already in place.
