Queensland authorities are probing the fees residents are charged to sell retirement villas, following an ABC investigation into the multi-billion-dollar sector.
An ABC investigation into retirement villages has prompted the Queensland government to look into the sales practices of operator Living Choice Australia .
In Victoria and Queensland, village operators don't need a real estate agent's licence to sell villas, but in NSW they do. Ms Anderson says her mother paid $564,000 for the property in 2015, and the amount she will end up with is about $258,000 after fees that include $15,400 to be paid to a real estate agency called LCA Sales, which is owned by one of Living Choice Australia's directors.
The email, sent by an LCA Sales salesperson, acknowledged Ms Anderson was "at liberty to appoint an agent of your choice" but company clients benefited "from the experience and expertise accumulated over many years exclusively within the retirement village industry". LCA Sales in turn has paid almost $2.5 million to Living Choice Australia over the past two financial years: $1,356,000 last year, described in Living Choice Australia's financial accounts as "payment for marketing services", and $1,127,000 the previous year.
