On the eve of an unusual spring selling season, strategy is more important than ever.
Unlike many other property sellers, Julie Aylward and her husband, Damian, look forward to selling their four-bedroom home in Bulimba, 5 kilometres north-east of Brisbane’s CBD.
Around 50 people inspected the Aylwards’ property, which backs on to the Brisbane River, in the first three open days. Lawyer Julie and Damian, a physiotherapist, are moving to their home on North Stradbroke Island in Moreton Bay, on the outskirts of Brisbane. Their three children, aged from 21 to 24, have left home.
Total auction numbers have jumped about 45 per cent compared with the year-earlier period when key markets were gripped by pandemic lockdowns, restrictions on house inspections and outdoor auctions.in the build-up to the start of spring, with the number last weekend increasing for the second successive week, CoreLogic says.Specialists warn, however, that this is off a low base compared to previous years.
“We’ve been looking for about six months,” says Tiera. “We’ve saved a deposit and the rising rates won’t scare us away.” Brisbane listings increased more than 11 per cent last spring, says CoreLogic, compared with more than 72 per cent in Melbourne and 50 per cent in Sydney.
Buyers can negotiate about 200 basis points off a new loan – or about $20,000 a year for a $1 million loan – as lenders compete for borrowers, say mortgage brokers.Jamila Toderas .Sellers are upping their discounts, says Domain, a residential property market specialist. The average discount in July for Melbourne properties rose to 5.8 per cent from 4.8 per cent compared with the same period last year.
