What’s next for the 1.2-million-square-foot building Rackspace has called home for 14 years?“It’s such a unicorn-type property,” said John Worthen, managing director at commercial real estate services company JLL, which is marketing the property.“Part of the challenge, obviously, is that it’s a very unique building,” Mayor Dan Reese said.
“We really want to get it in front of everyone we can and not make any limiting assumptions on what the property could be,” Worthen said. “We really want to consider everything and are going to cast a really wide net, as wide as possible.”“When you layer that with the fact that it’s a prime location on Loop 410 and Walzem Road, it presents a really unique opportunity,” he said.
It could also remain office space, “But you’d have to find a big tenant” and the “odds of that might be difficult,” Hunt said.Melvin Simon & Associates, the predecessor to Simon Property Group, developed Windsor Park Mall in 1976. Anchor tenants Montgomery Ward and Dillard’s closed in 2001 and 2002, respectively, prompting other businesses to leave. The mix of tenants morphed to include churches, government operations and social organizations.J.C. Penney announced it was closing its store in 2004. That left Mervyn’s as the only remaining anchor tenant — and it closed the next year.Enter Rackspace, which had threatened to relocate to another state unless local officials provided incentives for it to expand.
He submitted a sworn affidavit to the city and Rackspace that the tracts cost a combined $26.9 million. But that was $7 million more than the prices shown in deeds, according to an affidavit Texas Rangers used in 2010 to get a search warrant for Cain’s office.
