But the suburb of Alexandria, 4km south of the CBD, has undergone one of the most profoundA gradual redevelopment of its factories and warehouses has boosted population growth, and real estate values have soared.

Census data showed it was one of Sydney's fastest growing suburbs in the past five years, growing at double the rate of the city as a whole. The local population swelled by 16 per cent over that period and the nearly 10,000 people who called it home on census night was close to twice as many as in 2006.

The typical house in the suburb now costs $2 million, $550,000 higher than it was in 2019, while unit values average $820,000, which is nearly $100,000 more than three years ago. Part of the reason was the cutting edge architecture, local bars and eateries, and a mix of residents from students to families, young professionals and creatives.People in that area want to go out, but they also prize staying local. Then you have those big operators like The Grounds, which bring in people from all across Sydney, and that boosts the smaller companies because they get a lot of that traffic too.
